Don’t Bend Walla Walla????

Don’t bend Walla Walla?  We have all heard this phraseHave you recently been to the city or county planning commission?  Walla Walla actively represents it’s citizens and their needs throughout this wonderful communityand valley.  Have you driven down the new Myra Extension or Highway 12?  What a great traffic diversion this will be for residents and businesses of both Walla Walla & College Place.  It is the future of great commercial businesses and multi-family living mixed with open space that Walla Walla is known and loved for!

Have you driven downtown Walla Walla?  If we embraced the “Don’t Bend” concept would we have all the great shops, galleries and restraunts?  Walla Walla business owners flourish due to the restoration project of our downtown and the tourism numbers show it! 

Urban Growth Development, UGA, area’s designated for future homes are essential to our area.  Why?  Look at your taxes!  Simply put…(if there is such a thing), in order to have and maintain roads, schools, hospitals, we need roof tops to share the burden.  Unless of course you are willing to maintain this great lifestyle on your own property tax!  The future of Walla Walla and College Place depends on growth.  Yes, it needs management.  Yes, you should get involved in it’s management…if you care!  Currently UGA area’s are at a stand still due to the high costs of development and the “Don’t Bend Walla Walla” attitude.  So, get involved, learn more about it, embrace healthy growth.  It is what has made Walla Walla Valley beautiful.

It’s a new year!  Shed the old attitudes and get involved!  Let’s work together to maintain the quality of life we all love!  Growth is essential to the valley and it’s citizens!  Get involved!!!!!



Happy New Year Walla Walla

Unbelievable! A great start to the new year. It was 54 degrees today. A great warm trend to Walla Walla and it’s melting of last weeks record snow fall! This was the Walla Walla weather I first fell in love with. Mild winters! Having lived in northern Alberta for 9 years and on the west side of Washington state, the climate in Walla Walla has always been attractive! Not too much snow, rain and great warm summers!!!

Here’s looking directly toward a new year with great vision, promise in real estate too. Like the weather the change is on the horizon. With over 120 expired listings today buyers can look forward to low interest rates and prices that reflect a true market values!!! Walla Walla is still alive and well! Happy New Year Walla Walla!!!



Follow The Leader Walla Walla????

It’s interesting how we follow each other through long lines like sheep.  We chase what the media tells us is “hot”, we buy things when everyone else is.  We “Follow the Leader” very well as we learned in preschool.  As adults we have learned the rules of society well…but there are those that don’t.  Who are they.  They are people like Donald Trump, Knight Kimplinger, Oprah…just from the top of my head.  They step out.  Whatever do I mean?  Housing of course, I’m a realtor.  I find it interesting that the frenzied media, like bottom feeding fish, can take hold of a topic and chew it to it’s bitter death!!!!  Interest rates are now at an ALL TIME LOW!  Many homes are in short sale, foreclosure or bankruptcy and like good sheep we wait.  Baaaaaaaaaaa.  We talk to our neighbors about it, we hear it in grocery lines, we hear it in cafe’s…so many homes on the market and below market price.  It must NOT be a good time to buy!!!

Ohhhhhh my!!!!!!  Now is the time to invest.  Cap rates are higher than ever on investment properties.  Homes can be bought below market value, loans can be written below 5%!!!!! 

Yes, the days of “flipping a home” are gone.  But, back are the days of investing in the best long term investment you can make!  Are you currently renting, leasing or God forbid…sitting on the fence saving for the time the market will come back in your parents basement?

Take a leap now before it does come back.  It will as analyst have predicted, interest rates will go back up.  Homes will retain value and you may kick yourself for being a sheep!  Talk to a lender, get qualified, seek out a full time “professional” Realtor!  You will be surprised at what your net worth will look like in 3 years from now!

Don’t be a sheep listening to the gloom and doom.  Watch what experts are doing…they are taking advantage of one of the greatest times in history to invest in homes!



How does the average person know how to choose a realtor in the Walla Walla valley?

Choosing a realtor is a difficult task.  It is a choice that some great thought should go into.  Just how do you go about this?  Do you hire a friend, just becuase it seems like the right thing to do?  Does the agent listen and understand what you truly want, need and can afford? Is the agent full time or part time…this is truly one of my biggest pet peeves!  Why?  Would you retain a part time doctor, attorney, accountant?  Of course not because it is a professional standard that you are seeking.  Right?  You should be the priority of your realtor.  Not an extra income that just might buy a cruise or flat screen t.v. They should know the market. Including, average price per sq. ft, average home sales, days on market AND how to write an offer that represents exactly what you want and protects your earnest money throughout the transaction.

A professional realtor invests time into continuing education to better serve their clients.  Understands the mortgage industry to assist you throughout what could be, a complicated lending process.   Has a team of professionals working with them that are trusted, licensed, bonded professionals.  Including, inspectors, contactors, escrow and title agents.

If you are a seller, what services and knowledge does he/she bring to you.  If it is just a glorified price you are looking for any realtor will do…but will it sell?  This is termed as “buying a listing”.  The price sure looks good on paper and would be great in the bank.  Don’t be fooled!  Just like stocks, real estate is an investment that finds it’s worth by what a buyer is willing to pay.  If the buyer is working with a full time realtor they are educated on values.  Let’s not forget your home must appraise for that value too.

Does the realtor advertise?  What are their stat’s in your market?  Do they know how to achieve the highest value for your home?  Do they specialize in new home subdivisions, land or resale?  How do they invest or do they even own a home?  A realtor is an advisor to one of the greatest investment the average American makes.  How do they handle their own financial lives?  Are they upside down????  Or do they make wise investments themselves and are on the right track to financial stability!  Last but not least…ask for referrences and call them!

Ask these questions…you will be surprised and you will find a professional willing to go the mile for you and your family!

I believe in educating a client so that when we have completed a sale they, my clients, know they received the highest level of representation they could receive!

Black Dress, high heals & frozen pipes…A Walla Walla white Christmas.

One might ask, “What a peculiar combination?” Well, on the night of our black-tie Christmas party it was a cold, bitter cold, night in Walla Walla! I was dressed and ready to walk out the door to celebrate the Christmas season with great co-workers when, what to my wondering eye’s but burst pipes in a vacant home that is under contract! The party could wait…I had a seller counting on me and buyers excited about their first home purchase. So, off I go into a flurry of weather, tromping through piles of snow…did I mention with high heels on? Within an hour the city had shut off water and great contractors were rushing in to save the day. And save the day they did! All repairs were made before any damage came to the home! It never ceases to amaze me the caring individuals in this great town! The home is now under new ownership and happy investors I should add! Is your real estate agent checking on your vacant home during this cold snap???

A funny subject for my very first “blog” entry. However, I do love my job/career. I sell real estate in Walla Walla, WA. The changes in this industry have been great over the past 3 years. However, one this still remains the same. Buying a home or land is one of the single most important ventures a person can make! The pay off’s are great as I have experienced them myself. It is my goal to help each client in the same professional manner that I would like to be served…and I have high expectations of what a true professional realtor should do!!!! Let’s talk real estate!
